I am looking to help my parents sell their house in Kathmandu because they are looking to downsize.

Anyone here recently purchased or sold a property in Nepal? Apart from the word of mouth, what other ways do people buy/sell houses back home these days?

भाई दलाल !

दलाल बिना घर किन्न बेच्न असम्भब छ या भनौ निकै कठिन छ, कारण उनीहरु जतिक्को मार्केटमा भिजेको हामी हुन्नौ ।

तपाई बेच्ने पार्टी हो भने -
- घर को मुल्यांकन गर्नुस कति पर्छ ठ्याक्क निकाल्नुस अनि दलाल लै भन्नुस मलाई येति हात पार बाकी बचेको खा म बाट आस नगर । तेती गरे पछि तपाई को घर धेरै छिट्टो बिक्रि हुन्छ । दलाल -२ दलाल नेटवर्क येति बलियो हुन्छ कि तपाई हामी एक्लै लागेर वा इन्टरनेटमा राखेर त्यो घर बिक्रि हुन गारो हुन्छ ,
बरु इन्डियन केटा को h1 बाट gc होला २० ३० वर्ष मा तपाइको घर बिक्रि हुन्न । ३ ४ आनै सन्तिनो घर भए त तै बिसेक बिक्रि होला ठुलो घर जग्गा किन्न ग्राहक भेट्न अनि भेटे पनि घर किन्न राजी बनाउने धेरै गारो छ । गो विथ दलाल विथ your pre conditions । हो दलाल ले १ २ लाख नखाई कम गर्दैनन् तर त्यति माया मार्न सक्नी पर्छ ।

ध्यान दिनु पर्ने कुरो चै के छ भने ऐले घर जग्गा मा profit earned tax लाग्छ । भनाइ को मतलब तपाई ले ५ वर्ष पहिले त्यो घर जग्गा मानौ १ करोड मा किन्नु भयो अब ऐले बेच्द्दा ३ करोड भयो भने २ करोड तपाई को नाफा भयो तेस्मा तपाई ले रेगुलर tax बाहेक प्रोफिट tax लाग्छ । येति पुर्खौली सम्पथी हो भने उनिकरुको आफ्नै standard छ ।

घर जति मा बेच्नु भयो तेती सबै पैसा हात पर्दैन मलाई भखर को कुरा याद छ २३० मा बेचेको घर २२६ हात पर्यो । दलाल ले मेरो विचार मा २३४ मा बेच्यो , किन्ने ले २३४ हाल्यो पौने ले २२६ नेट पायो । एस्त कुरा विचार गर्नुस
